Should I repair my roof or replace it?

A repair usually makes sense when the damage is limited to one area of a roof that still has years left, such as a cracked pipe boot, damaged flashing or a few missing shingles. A replacement may be the better choice when damage covers large areas, the roof is near the end of its life, or a storm damaged the whole roof. A roof inspection is the best way to decide.

When a repair makes sense

Many leaks come from one problem area, such as a cracked pipe boot, loose flashing around a chimney, a worn valley or a few shingles lifted by wind. On a roof that is in good condition otherwise, these problems can usually be repaired.

Repairs on an older roof can still help, but keep in mind that more problems may appear as the roof continues to age.

When a replacement makes sense

A replacement is usually the better choice when damage is spread across the roof, such as hail damage on every side, widespread granule loss or curling shingles. If repairs would cost more than a new roof, replacing it makes more sense.

If a storm caused the damage, your homeowners insurance may cover a replacement. Have the roof inspected before making repairs, so the storm damage can be documented.

When the answer is not clear

Some roofs fall in between, such as a roof with wind damage on one side, or a leak that has already been repaired more than once. In these cases, it helps to compare a written estimate for the repair with the cost of a replacement.

Related Questions

Can a roof be repaired more than once?

Yes. But if the same roof keeps needing repairs, it may be time to consider a replacement.

Will a repair match the rest of the roof?

It can be close, but shingles fade over time and colors are sometimes discontinued, so an exact match is not always possible.

Should I file an insurance claim for a repair?

It depends on the cause and the cost. A small repair may cost less than your deductible, while storm damage across the roof may be worth a claim.
